Some tips to ensure you will receive the best photos possible - and sell your home ASAP.

1. Clean and Declutter (Most Important!)

  • A clean, clutter-free home looks bigger and more inviting in photos.

  • Clear countertops, put away personal items, and remove excess furniture or décor to create an open feel.

2. Remove Personal Items & Photos

  • Buyers want to picture themselves in the home, so remove family photos, personal décor, and anything too unique or distracting.

  • Store away toiletries, paperwork, pet items, and personal belongings.

3. Turn on All Lights, Turn Off Ceiling Fans & Open Blinds/Shades

  • Bright, even lighting makes a home feel warm and welcoming.

  • Turn on all interior and exterior lights, turn off ceiling fans to avoid motion blur, and open blinds to let in natural light.

4. Move Cars Out of the Driveway

  • Park vehicles inside the garage or down the street to keep the front of the home clear.

  • Remove bikes, trash cans, and other items that might clutter exterior shots.

5. Keep Family & Pets Out During the Shoot

  • To avoid distractions, it’s best if no one is home during the session.

  • If pets must stay, keep them in a separate area or take them for a walk.

6. Tidy Up Outdoor Spaces

  • Mow the lawn, trim bushes, and clear leaves or debris.

  • Put away hoses, garden tools, and seasonal decorations.

7. Make Beds & Arrange Furniture Neatly

  • Smooth out bedding, fluff pillows, and straighten chairs for a polished look.

  • Remove extra rugs or furniture that may make spaces look smaller.

8. Clean & Clear Kitchens & Bathrooms

  • Hide dishes, soap bottles, trash cans, and small appliances for a sleek, clutter-free look.

  • Close toilet lids, remove bathmats, and make sure mirrors and counters are clean.

9. Final Touches

  • Hide power cords, TV remotes, and unnecessary rugs.

  • Leave all doors open for easy access and better room flow in photos.
